New homes with curb appeal at Greensferry in Post Falls

With new development in Post Falls, most expect to see it on the northern and western outskirts of town. But you can find pockets of new and recent construction within proximity of the River City’s primary amenities.

A great example of just such a neighborhood is Greensferry Grove, located north of 16th Avenue on the east side of Greensferry Road. Comprised of properties from Monogram Homes, the neighborhood has proven to be a popular area for buyers looking for affordable new homes with exquisite curb appeal.

Bret Minzghor of Windermere Coeur d’Alene Realty represents Monogram Homes in the neighborhood. Activity has been strong and steady the past couple of years, with around 80 lots offered across multiple phases of development. Just five lots are currently available, but another phase is planned for spring.

Minzghor said the craftsman-style home designs and accents have proven to be a major draw for buyers. Premium amenities like welcoming, covered front porches all contribute to the neighborhood’s handsome visual appeal.

“You can’t tell the difference between a starter home in there and a larger home — all the homes look great,” Minzghor said.

The neighborhood offers a diverse selection of Monogram Home designs. Floor plans include everything from a home with just over 1,200 square feet starting at $214,900, to a five-bedroom home with more than 2,900 square feet for $340,000.

Homeowners Association fees are $250/year. Homes can be constructed 90 days from permit. Monogram Homes begin with a selected floor plan which buyers can then customize and personalize from a variety of amenities.

Greensferry Grove’s central location in Post Falls remains a major appeal, with the neighborhood located just south of Post Falls High School and Prairie View Elementary School. Highway 41 is a couple minutes east on 16th Avenue, or you can take Greensferry north to Prairie Avenue and its convenient link to Coeur d’Alene and Hayden. South on Greensferry takes you to the city’s business hub, with Walmart located off Mullan Avenue and the best lineup of breakfast offerings just south of Interstate 90 across the Greensferry Overpass.

Even with all the nearby schools and businesses, Greensferry Grove still feels quiet and separated from the hustle and bustle, and gorgeous North Idaho mountains remain at street view.

A model home in the Greensferry Grove neighborhood is located at 1620 N. Fordham St. Hours are 12-4 p.m. Thursday through Monday.
