Post Falls adds North Place to its residential repertoire
North Place, the new Greenstone Homes development located near the Prairie Falls Golf Club in Post Falls, is the “middle ground” neighborhood in more ways than one.
The obvious is the development’s central location — the nearby Prairie Avenue provides the most consistently efficient route between Post Falls and Coeur d’Alene amenities.
“If you’re a native, you take Prairie to get to everything,” said Rob Brickett of Coldwell Banker Schneidmiller Realty.
Prairie serves as the connective path to all three Greenstone developments in North Idaho. North Place joins the extremely popular Coeur d’Alene Place in Coeur d’Alene and Montrose in Post Falls in the Greenstone lineup.
Brickett said North Place is also being developed as the middle ground on price between the three neighborhoods.
“This in the same tradition of the other Greenstone communities,” Brickett said. “This is a new location with all of the same principles and points of integrity you see in the others.”
North Place began with 19 available lots in its first phase, with 13 currently available. Construction will begin soon on a model home at 711 E. Penrose, with an additional three spec homes slated for construction.
Prices on the three spec homes range from just over $240,000 for a two-bedroom, two-bath home with a little under 1,500 square feet, to a four-bedroom, two-and-a-half bath home with more than 2,600 square feet for just under $306,000.
For the available lots, buyers can choose from several floorplans and design options. The Greenstone Design Studio allows buyers to choose from hundreds of interior and exterior finishes. Homes will cover a variety of buyers — including single story smaller properties to multi-level homes for large families.
The first available lots will be near the neighborhood’s planned park, which will boast almost 4 acres of dedicated green space. Development of the park is expected to begin this summer. North Place streets will also be lined with trees and wide sidewalks.
The area is zoned for Mullan Trail Elementary School, and is only five minutes from access to Interstate 90 and major restaurant and retail options.
The Greenstone development of the North Place neighborhood will be a collaboration of three local home builders — Greenstone, Viking Homes and Aspen Homes. The partnership will allow for a variety of styles and pricing options for interested buyers.
