Basement lots a highlight of Whiskey Flats in Post Falls

A basement for base price.

That’s the hook for Whiskey Flats, a new Post Falls development from Viking Homes. Homes built in the neighborhood will include an unfinished basement in the standard pricing.

The neighborhood is located just off Chase Road, roughly halfway between Poleline and Prairie in Post Falls. It’s a convenient “middle ground” between Spokane, Coeur d’Alene and Rathdrum.

Becky Randles, a Realtor with Coldwell Banker Schneidmiller Realty, said it’s uncommon to see basements of any kind offered in standard features.

“It’s room for a family to grow, and you get such a great price,” Randles said.

All the basements will have egress windows, meaning they meet the standards and specifications as windows for legal bedroom spaces.

Of course, Viking Homes can also finish the basement for buyers willing to fund add-ons, and the new Viking Homes website makes it easy to choose design elements and determine total costs (standards plus premiums).

There are six models to choose from, with the most affordable option, a 3-bedroom, 2-bath home with just over 1,500 square feet (plus more than 1,400 additional square feet of unfinished basement) priced at just under $220,000. A couple of two-story options, both with main floor master suites with 2,000+ finished square feet, start between $250,000 and $260,000.

First phase in Whiskey Flats is 37 homes, but lots will be sold in smaller clusters. As of this writing, 10 lots were available. Six of those lots will have spec homes built on them, one of each available model.

Randles said ground is expected to break on the neighborhood’s model home next week. Additionally, two lots in the development have already been sold.

Whiskey Flats continues the trend of growth in the area. It’s a quiet residential area with spectacular mountain views, yet still close to Post Falls schools, parks, golf and other amenities.

An information center in Whiskey Flats is now open for those interested in the development. Hours are 11 a.m. to 4 p.m. Thursday through Monday.
