Mountainside neighborhood lets you ski Schweitzer from home

An active subdivision on the slopes of Schweitzer Mountain Resort allows homeowners to live where they ski.
Formerly known as the Trappers Creek development, the ski-in/ski-out neighborhood is seeing renewed interest and major activity the past two years. For skiers, the location couldn’t be better — homes are located near the middle point of two ski runs on the Schweitzer Bowl. Residents can ski right down into the resort village.
“This location with its stunning views makes you feel like you are king of the hill,” said Chris Chambers of Tomlinson Sotheby’s International Realty. “These are arguably the best building lots up here.”
Sales on the subdivision is nearing the halfway point, with roughly 18 homes built on the 40-lot grid, Chambers said.
The single-family homes are typically spacious, with most floor plans in the 2,000-3,000-square-foot range with 3-4 bedrooms, Chambers said. Many homes share a single wall with a neighbor residence, though buyers can make alternate design choices based on their budget and within the neighborhood’s CC&Rs.
Thoughtfully crafted CC&Rs for the exterior finishes, elevations to view corridor protection and other details help in keeping with the neighborhood’s aesthetics. Buyers are free to use any builder.
Yes, you can ski to and from your home, but you can also drive there on heated streets that run through the neighborhood. Natural gas broilers throughout utilize humidity and temperature sensors to thwart snow accumulation. Driveways in the neighborhood are also required to be heated.
“There’s no issue with snow removal whatsoever,” Chambers said. “You can get out, walk the dog, and you’re not fighting this huge snowdrift.”
Homeowner’s Association fees are $250/month, which includes the natural gas cost for heating the streets. The HOA also provides access to the swimming pool and exercise room at the Selkirk Lodge in Schweitzer Village, located just down the hill from the neighborhood. Shopping and restaurant options are also nearby.
Lot prices start at $250,000 (two residences), with sewer and water connections included. Existing homes are occasionally available — a recently sold home was listed at $569,000.
Owners are free to use property as vacation rentals. Property management services are readily available, including services offered from the Schweitzer Resort.
Located just 11 miles from Sandpoint, Schweitzer Mountain Resort is home to more than 90 trails, as well as terrain parks and tubing opportunities. The new Sky House summit lodge opened last month at the top of the mountain, providing spectacular views, a restaurant and full-service bar, a cafeteria-style café, private event space and other amenities.
Schweitzer Mountain Resort isn’t just about ski season. Hiking and mountain bike trails, disc golf, horseback riding and much more make the area an attractive summertime escape. And don’t forget the spectacular views of Lake Pend Oreille.
