Camden Place an appealing 'pocket' Post Falls neighborhood
Camden Yards is home turf for the Baltimore Orioles. Camden Place is a well-kept, centrally located neighborhood in Post Falls.
They have nothing in common. I just wanted an excuse to talk about baseball. Spring training is here and the regular season is just around the corner.
Sorry, back to Neighborhood of the Week. Camden Place, located west of Highway 41 and nestled between 12th and 16th avenues, is a collection of newer homes of all sizes and price points.
“It’s a great little pocket neighborhood,” said Jeff Jillson, a Realtor with Keller Williams. “It’s within close proximity to the newer developments in town and near the Highway 41 corridor.”
Most of the homes in Camden Place were built around 2008, Jillson said, with a second group of homes added a short time afterward. The neighborhood is just north of popular businesses around Mullan Avenue, including Wal-mart, Dutch Bros., Sonic Drive-In, Center Target Sports and much more, including any major advertisers I neglected to mention. Sorry. We love you.
Activity in the area has been solid for the small-scale neighborhood. Tillson said five homes had sold, with two more pending, in the past six months. A recent listing on one of the larger sized homes in Camden (four bedrooms, three baths and almost 2,600 square feet) was being offered at $244,900. On the other end of the market, a home with three beds, two bathrooms and a little under 1,700 square feet, was recently listed at $209,900. Jillson said the low end of the home sizes in Camden start around 1,200 square feet.
Homeowner’s Association fees in Camden Place are $45/month.
Camden Place is an ideal neighborhood for commuters, with access to Interstate 90 only a couple minutes away. The area is set for continued growth, with new developments expanding out north and west of Post Falls and into the Rathdrum area.
“If you’re interested in those newer amenities, it’s a good place to be,” Jillson said.
The Post Falls area is also eligible for USDA loan opportunities that provide financing and down-payment options that are appealing to first-time home buyers.
While the market has been solid over the winter, Jillson expects activity to spike as the weather (slowly) warms up.
“The biggest thing we’re contending with right now is just the lack of inventory,” he said. “The market up here has been really tight. It really is a great time to list a home because there are buyers out there.”
