'Seven27' luxury condos set for groundbreaking

A new set of luxury contemporary condominiums are coming to downtown Coeur d’Alene, with construction on a 12-unit, seven-story high rise set to begin this fall.

Located across from the library at 727 E. Front Ave., ‘Seven27’ will overlook McEuen Park, Tubbs Hill and Lake Coeur d’Alene. The 12 units were released just last week, according to broker Rick Carr of Idaho Lifestyle Properties, who is representing the new project.

“With the team we’ve assembled on this, we’re very excited about it,” Carr said.

In addition to Carr’s experience in North Idaho’s condo market, the Seven27 building team includes architect Monte Miller and his team at Miller Stauffer Architects, as well as Ginno Construction.

All units are single-level and range in size from approximately 1,618 to 2,034 square feet; with two and three-bedroom configurations.

Design features include a large galley-style kitchen and open floorplan living with fireplace and vista views with large outdoor balconies. Optimum design consideration positions the master bedroom to afford the same lake and park views from most of the floor levels. An elevator will provide access in a step-off fashion at the units’ own private vestibule entry, avoiding long hallway spaces.

Interior finishes will include high-end Viking appliances, hardwood and tile flooring and granite counters in an overall contemporary design.

A Rooftop Owners’ Club will include a fitness center and owners’ lounge with kitchenette, an outdoor covered patio with BBQ, and an open area with fire pit and sun bathing area complete with umbrellas and chaise lounges.

Seven27 planning calls for a pet-friendly environment. Parking will be in a secured and private underground two or three-car enclosed garage for each unit.

Prices for the 12 units range from $675,000 to $1,150,000. Ginno Construction will begin with site preparation in November 2017 with completion and move-in expected in December 2018.

Carr stated that a limited supply and high demand for downtown Coeur d’Alene living will make the new condominium project a hot commodity.

“We’ve got significant interest already,” Carr said.
