Williams Grove a pocket of new construction in Hayden

The Williams Grove development checks the right boxes for buyers in Hayden looking for high standard new construction at an affordable price.

Located in a quiet little nook at Ramsey Road and Orchard Avenue, Williams Grove consists of 47 home sites with comfortable proximity to Highway 95 and convenient access to Hayden and north Coeur d’Alene amenities. There are a few homes finished in the neighborhood, and three spec homes are currently under construction with completion dates later this summer. At press time, 28 lots were available.

The builder in the development is Northwestern Builders Corp., and the homes in Williams Grove boast upgraded standard features.

“We have some higher-level finishes that come with our standard prices,” said Ian Swanstrom, a Realtor with Coldwell Banker Schneidmiller Realty who represents Williams Grove alongside Realtor Scott Carr. “We don’t anticipate people needing a lot of upgrades.”

Standard interior features include granite countertops with full tile backsplash in the kitchen, upgraded stainless steel kitchen appliances, tiled shower with glass door in the master bathroom, chrome plumbing fixtures and bath hardware and much more.

Exterior standards include cement fiber board siding, lifetime warranty architectural roof shingles, front yard landscaping, full rain gutters and down spouts, as well as plan dependent covered areas (front porch or rear patios).

Additionally, specific upgrade options around the home are clearly defined on the development’s price sheet. There are also home plans priced to include an additional detached two-car shop.

Northwestern Builders offers several house plan options at varying prices. On the low end, the Hemlock design offers more than 1,500 square feet with three-bedrooms and two bathrooms at $289,900. On the higher end, the two-story Mahogany design offers four bedrooms, 2.5 bathrooms and a total of 2,249 square feet for $347,900. Both of those particular designs come with three-car garages.

The neighborhood has a cul-de-sac area for some home lots, as well as a playground and park. Homeowner’s Association fees are reasonable — just $158 per year. The neighborhood is currently zoned for Atlas Elementary School.

Build time is quoted as 180 days from permit. A model home in the neighborhood is open 11 a.m. to 2 p.m. Friday through Sunday or by appointment.
