Scenery, convenience and luxurious amenities attract all sorts of buyers to the Dover Meadows neighborhood in the Dover Bay Waterfront Community at Lake Pend Oreille. For Linell McCrum, Dover Meadows proved to be a sanctuary as her husband underwent cancer treatment.

“It was one of the best decisions we made,” McCrum said. “For the last year of his life we had the pleasure of living on the edge of nature.”

McCrum said the convenient location (just 3 miles from downtown Sandpoint) combined with easy-accessibility and worry-free yard and road maintenance made the decision to build in the neighborhood an easy one.

“I love the walking trails, bird watching, kayaking in the Pend Oreille River and working out at the fitness center,” McCrum said. “If I had to do it all over again… I’d do it all over again.”

Eight home sites are currently available in Dover Meadows, with more than 20 floor plans available. Prices start at $249,000 for three-bedroom, two-bath homes, with prices going up to $400,000 depending on size and luxuries selected.

Dover Meadows sits near numerous walking and bike trails, and residents are just steps away from the 274-slip Marina Village that includes a market, fitness center, year-round outdoor heated swimming pool and spa, boat launch, playground equipment, tennis and volleyball courts. Now is the time to reserve a boat slip for the summer season — spaces are available for both residents and non-residents of Dover Bay.

Additionally, Dover Bay’s popular restaurant, The Dish, opens for dinner on April 22.

Dover Meadows is a meticulously designed neighborhood with CC&Rs designed to protect investments and maintain the beauty of the environment. Homeowners Association fees are $118 a month for an extremely low-maintenance lifestyle. Amenities include lawn care (lawn mowing, weeding and fertilization included) and irrigation, as well as snow plow and shoveling services.

The building process is buyer focused. Expect a fully landscaped yard with sprinkler system, and the ability to choose your own colors, finishes and styles throughout the home. Buyers can meet with builders to customize numerous elements within a floorplan, and owners do a complete walkthrough and inspection before closing. Additionally, you can watch your home be built in the span of only four months.

The Dover Bay Community includes more than 9 acres of beaches and parks, as well as 9 miles of scenic walking and biking trails. The spectacular outdoor environment includes natural water features, walking bridges, wildlife viewing areas, protected canoe and kayak estuaries, and great fishing opportunities within the inlets. The community is also just 12 miles from skiing and numerous other activities at the Schweitzer Mountain Resort.

Dover Bay’s bike trails connect to Sandpoint’s broader trail system, and nearby services include fire station, EMT, post office and numerous restaurants and shops in Sandpoint.

The Dover Bay community offers vacation rentals throughout the year as well as the opportunity for owners to utilize their properties as vacation rentals in which Dover Bay offers property management services.

Dover Meadows is just one of 11 neighborhoods and developments in the Dover Bay community, all with different price points and styles offered. There are condos, waterfront offerings, custom home sites and even rustic cabin offerings.

A great way to get a taste of the Dover Bay lifestyle is to attend the Lost in the ’50s Weekend in May. The Dover Bay Resort still has availability for the event, which includes live music, car show and luxurious amenities available at the Marina Village.
