With the neighborhoods in and around Coeur d’Alene Place still in high demand for North Idaho families, there is opportunity for builders to distinguish themselves in the area.

One new development, The Trails by Architerra Homes, is working to attract buyers with its high-quality new construction, spacious floor plans and base-price property amenities.

“Architerra made a conscious decision to do a high quality home and make it affordable for most people,” said Keith Wells, Realtor for Century 21 Beutler & Associates and the listing agent for The Trails.

Turning off Atlas Road and driving west on Hanley Avenue past the Hawk’s Nest neighborhood, visitors of The Trails will first encounter welcoming signage, new trees and expansive green space. Building is well underway on several homes, and a few completed homes provide visual confirmation of the quality construction.

Three model homes are available for viewing, with varied details and amenities that highlight pricing options for the buyer. One model has no upgrades so visitors can see the exact amenities that come with base pricing, while the other two showcase levels of upgrades and available customization options.

Base pricing gets you quite a bit in The Trails. Standard options include minimum 8-foot door frames and 9-foot ceilings with many vaulted ceiling designs, front and rear landscaping, rear fencing, sprinkler system, air conditioning, fireplace, crawl space construction, hearty siding and upgraded lines for fixtures and appliances.

“We want the house and the neighborhood to feel very communal right out of the box,” Wells said. “A home is a big investment, it’s a big decision, we want them to feel comfortable.”

Prices range from $300,000 to $400,000 depending on floor plan and square footage. There are numerous home plans, including rancher style homes ranging from 1,500 square feet to 2,500 square feet, multi-story plans with main floor master bedrooms, and multi-story homes with all bedrooms upstairs and floor plans upward of 3,200 square feet.

A major appeal of new construction in The Trails is the opportunity to make some modifications to the plans.

“At the end of the day the house belongs to the client,” Wells said. “We can rearrange a bathroom or push a closet or find ways to make the space more functional. This is your house. We want you to feel comfortable. Where they say, ‘I don’t have to learn to love this place, I love it right now.’”

The Prairie Trail cuts through the middle of the property, and bicyclists will love the trail’s easy link to the Centennial Trail. Wells said Architerra has made it a priority to invest in the neighborhood’s outdoor appeal, with a focus on spacious green space, lush plant and tree life, and numerous walking and biking paths.

An expansive community park is planned, and Wells said Architerra will focus on completing phases before breaking ground on new ones, which means buyers won’t have to worry about an endless stream of construction in their backyard. HOA dues in the Trails are $30/month.

Across all phases, The Trails will eventually stretch from Carrington Lane at the far northeast of the development and west along N. Huetter Road, with a total of 470 home sites. Architerra is committed to a pace of 40-48 homes per year, Wells said.

The public is welcome to visit the Trails and tour available models, including the NIBCA Parade of Homes multi-award winning home, The Shasta. Architerra was awarded Best Master Suite, Best Craftsmanship, Best Kitchen and the Distinguished Builder Award.

“This was my first Parade of Homes, and it was a great experience,” said Nichol Johnson, a Realtor with Century 21 Beutler & Associates and representative for The Trails. “We’ve had a lot of people come back or bring family to come out and see it.”
