The newest development at the Dover Bay Waterfront Community offers opportunity for a wide spectrum of buyers, with every potential home site boasting spectacular North Idaho views you can’t get anywhere else.

West Beach Court at Island Cove contains four distinct property options, each with unique views and features. All are in close proximity to the shores of Lake Pend Oreille, including three secluded, sandy beaches at the nearby Island Park. The Dover Bay Marina Village and all its amenities are also just a short walk from West Beach Court.

All properties are newly available. Buyers can choose from four distinct areas:

• Estate Waterfront View — Five home sites starting at $379,000. These feature 100 feet of prime Lake Pend Oreille waterfront on almost an acre of land. Amazing southern exposures and mature trees throughout the property. Docks are allowed, and home size can range from 1,500 to 3,600 square feet.

• Island View — Three home sites starting at $189,000, nestled among cedar and pine trees and accented with pristine lake, park and wetland views. Homes can be 1,500 to 3,600 square feet.

• Mountain View — Seven home sites starting at $119,900, each with north views of the hillsides that surround Dover Bay and Lake Pend Oreille. Homes can be 1,500 to 3,600 square feet.

• Inlet View — Five home sites starting at $179,000 resting along Brown’s Inlet Bay. Great views of the wandering inlet, the Dover Bay walking bridges and lookouts toward the lake. The inlet waterway is accessible directly from the properties, meaning you can canoe and kayak straight from your own backyard. Home sizes can be 1,800 to 3,600 square feet.

Buyers can bring their own builder into the fold, or they can leave the property undeveloped for as long as they like. At the onset of development, property owners have 18 months to complete construction.

Design guidelines in Dover Bay leave ample room for creativity and flexibility, said John Sletager, vice president of Dover Bay Development. Properties are allowed accessory structures, and the home styles themselves can vary.

“There are six different types of architecture to choose from, and there’s a lot of leeway in the design,” Sletager said. “The only major requirements are natural siding and natural stone accents. You can do a log cabin-type home in the trees, or you can do more of a Cape Cod look.”

For buyers without a specific builder in mind, Dover Bay representatives can help plan development and connect property owners with recommended builders. Since West Beach Court at Island Cove is such a new development, the time is now to get first pick of the properties. You can even combine two lots and build a single home in the space, allowing for more seclusion.

“Now is the time to get in and pick the one you want,” said Marie Garvey, director of sales and marketing for Dover Bay.

Garvey encouraged prospective buyers to walk around the development to get a better idea of the picturesque environment exclusive to Dover Bay. Tours of Dover Bay are available 8 a.m. to 5 p.m. weekdays and on weekends by appointment.

Additionally, the public is invited to Harvest Day at Dover Bay on Saturday, Oct. 22 at the Homestead Barn in the West Dover community. The party will include music and food, kids events, local farmers market, adult beverages and more. A portion of event proceeds will be donated to the Washington Elementary School PTA.

Event hours are 10 a.m. to 4 p.m. As a bonus, the party is located just across the street from the new West Beach Court at Island Cove. Guests are invited to check out the new space and the entire Dover Bay community. The area includes more than 9 acres of beaches and parks, as well as 9 miles of scenic walking and biking trails.
