Rathdrum’s Radiant Lake entices buyers with affordable waterfront

Rathdrum continues to be a hot spot for quality, affordable homes in a location closer to the Spokane-Coeur d’Alene corridor than some might assume. There are good deals up there, and the drive time to Interstate 90 isn’t much more than many developments around North Idaho.

One of the most popular growth areas in Rathdrum is waterfront at Radiant Lake. The gated community consists of new homes that surround the 8-foot deep, 20-acre manmade lake. It offers residents swimming and non-motorized boating opportunities, as well as five versatile, waterfront green spaces, each with individual amenities.

There are even some fish in the lake — As Dr. Ian Malcolm once said, “Life finds a way.”

Sales have been active. Victory Homes recently sold out its remaining lots, while Monogram Homes has seen plenty of activity from its recent semi-custom home and waterfront lot options.

Bret Minzghor, a Realtor with Windermere and representative of the Monogram offerings at Radiant Lake, said there are five pre-sales under construction and another dozen waterfront lots available now.

“It’s affordable living for a gated, waterfront property,” Minzghor said.

There are 13 available semi-custom options listed on the Monogram website, with sizes ranging from about 1,600 square feet to more than 2,900 square feet. Minzghor said buyers can adjust floor plans, add extras like fireplaces, and choose styles of countertops and many other amenities.

Minzghor said some their most distinct features emphasize the waterfront setting, including large patio door openings that offer gorgeous views and convenient access.

Prices start at $289,900. Homeowner’s Association fees are $75/month. Minzghor said construction timeline is about 90 days from permit.

Individual listings of existing homes turn up from time to time, like a three-bedroom, two-bath, secondary waterfront condo listed in The Cove section at Radiant Lake. The condos there have no shared walls but amenities in the community include lawn maintenance.

Jennifer Ivey of Tomlinson-Sotheby’s International Realty represents the condo and touted the community’s unique combination of affordability, gated privacy and premium outdoor amenities.

“Three of the parks are really big, and there’s beaches, basketball courts, one has a pavilion — It’s a pretty cool little spot,” Ivey said.

Three of the parks have restrooms, including one with a large waterfall, another with a boat ramp and one with a volleyball court with spectator seating.

Ivey’s listing, which is priced at $184,500 is unique to the community in that it has a basement with additional, completed living space. The typical home in The Cove at Radiant Lake does not have a basement and, when available, are priced accordingly. HOA fees are $60/month

There is also development on the Treasure Island section, which is surrounded by the lake. The manmade lake has a distinct advantage — the availability of unlimited clean water sourced from the Rathdrum aquifer, meaning the lake maintains water level even during extremely dry summers.
