Established Post Falls homes — down by the river

You’ll need quite a few bucks to purchase riverfront property in Post Falls. Homes get a little more affordable if you can settle for being close.

Post Falls offers quite a bit in that category — practically anything south of Interstate 90 qualifies as close enough to the Spokane River. In the interest of maintaining the concept of the column, the “Neighborhood of the Week” of this installment narrows our search to a stretch of development north of the river and clustered around Greensferry Road, pushing east along Ponderosa Boulevard.

There are several subdivisions in the area — some named, some not. The constants are towering mature trees, sporadic peaks of the river and plenty of well-maintained homes being offered at competitive prices.

Stacey Leech of Coldwell Banker, Schneidmiller Realty has a pending sale in the area — a 1,500+ square-foot home nestled in its own small subdivision only a couple of blocks north of the river. She said the area in Post Falls is active, as it checks boxes for many types of buyers.

“It has the big trees, close convenient access to the freeway,” Leech said, adding the area is perfect for commuters going to either Spokane or Coeur d’Alene.

The mountain views south of the river are tough to ignore, and the wooded surroundings help to isolate the neighborhoods from the commercial hub of the city along Interstate 90. Still, all the major amenities of Post Falls are just a brief car ride away, including all the restaurants and businesses along Seltice Way. Last year’s opening of the Greensferry overpass also shaves off valuable time for those heading over to the amenities on Mullan Ave. (like Wal-Mart) and the rest of north Post Falls.

Joel Elgee, of Coldwell Banker Schneidmiller Realty, has an almost 2,000 sq. ft. home listed in the area. He said buyers have a lot of variety to choose from in the area — with older, early 1980s houses mixing with remodeled properties and newer developments.

“You can get a nice house not too far from river access,” Elgee said.

Sure, residents in these neighborhoods won’t be walking up to the river from their driveway, but gorgeous riverside recreation isn’t far away — Black Bay Park is just a few blocks away, and keep pushing west for popular locales like Q’emiln Park, just over the Spokane Street bridge.

The area is friendly for families too — with a skateboard park just north on Greensferry, and Ponderosa Elementary, which sits on Ponderosa Boulevard about halfway between Greensferry and Ross Point Road.

There are numerous homes currently available, with prices hitting the entire range of the $200,000s. There are under $200K options too, mostly north, and prices shoot into the $300,000s in newer neighborhoods closer to the river.

Elgee has been encouraged by sales activity in Post Falls the past several months. The year 2016 through September is up 19 percent from the same period in 2015, he said. Elgee also cited home prices in town being up about 10 percent.

He’s expecting to stay busy in Post Falls through the fall and winter too.

“There tend to be fewer properties available, but there are still properties to sell,” Elgee said. “It’s a very similar ratio (of properties selling).”
