Neighborhood of the week: Hayden Homes at Tullamore

Tullamore is a master planned community conveniently located at the intersection of Highway 41 and Poleline Avenue in Post Falls. Although there were a number of builders involved when the community began in 2007, Hayden Homes is now the primary organization designing and building attractive, affordable one- and two-story homes in this neighborhood.

Tullamore was originally designed with an Irish theme, with street names like Galway, O'Connor and Cormac. The idea was to reach back into the past, to a time when neighbors interacted with each other as they sat on front porches and strolled down tree-lined streets.

Darren Ducote, a Realtor and Associate Broker with Coldwell Banker Schneidmiller Realty in Coeur d'Alene, is Hayden Homes' salesperson in Tullamore. He has been selling real estate since 2002.

"I have so much fun, making people's dreams come true," Ducote said.

Even though their name might not be familiar to you, Hayden Homes has been building affordable, award-winning homes in the Northwest for 25 years, and in the Spokane area since 1994. Earlier this year, they acquired 1,200 home sites in the Inland Northwest from Copper Basin Construction, including lots in Corbin Crossing, Country Meadows, Orchard Lands - and Tullamore.

Hayden Homes is currently running a promotion in Tullamore offering $6,000 in free backyard landscaping with your new home purchase, as well as the chance to win a $25,000 Dream Backyard Giveaway. Select plans include an additional $9,000 toward backyard landscaping, along with the community-wide promotion of $6,000, for a total savings of $15,000.

With these promotions, the company is saying, "Hey, we're here. Come take a look," Ducote said.

Hayden Homes builds more than just houses; they create communities. Their employees contribute to the First Story Fund, a nonprofit organization that helps deserving families achieve their dream of home ownership by partnering with local government agencies and housing authorities, non-profit groups, homebuilders, and developers. Hayden Homes provides a 100 percent company match to their employees' donations to this fund. When you buy a Hayden Home, a portion of the sales price (one-eighth of 1 percent) is contributed in your name to First Story. Residents of Tullamore are minutes away from Post Falls, Hayden, and Coeur d'Alene. The neighborhood is bordered by main roads, but is still private. There's very little traffic; the streets don't go anywhere but home, so most of the cars you'll see belong to your neighbors and friends.

"The neighbors are friendly," Ducote says. "There's an overall feel of neighborhood. People walk by and make a connection."

One of the identifying features of the houses Hayden Homes is building in Tullamore is the availability of a toy box: an oversized three-car RV garage constructed with the same materials and color schemes used in the homes, so they blend in rather than stand out.

The lots in Tullamore vary in size, from 1/3 to ? acre. The larger lots provide a little extra room: an expansive back yard, plenty of space to store your toys, and some elbow room between you and your neighbor.

Amenities include walking trails that wind through the neighborhood, as well as a one-acre park and easy access to Prairie View Elementary and Post Falls High School. A second park has just been approved with play structures, a splash pad and basketball court, climbing hill, picnic area, restrooms, and a grandstand with rock seating.

"Tullamore Park will be a great addition to Post Falls," Ducote said.

HOA fees are $400/year and cover maintenance of the perimeter fence, the one-acre park, boulevards, common areas, and green spaces. It also covers plowing the alleys (the city takes care of the streets).

Hayden Homes' floor plans range from 1,148 to 3,198 square feet. Prices of these homes start at $155,000 and go up to $400,000, depending on the floor plan and options you choose. Plans are customizable, so you can create the home of your dreams. And their Zero Defect Guarantee promises to deliver your home free of defects and imperfections.

The subdivision was originally planned at 232 acres, with 1,021 residential units including single family and multi-family homes, and assisted living spaces. There are 123 lots developed, with an additional 31 in the process of being recorded. And plenty more on the horizon, as the need arises.

"Every neighborhood serves its own purpose," Ducote says. "The story is just being written for this one."
