Neighborhood of the week: Greensferry Grove

Greensferry Grove is one of the newest developments in Post Falls, nestled on the edge of the prairie just north of town. The first model home was completed in March 2014, and the second is currently under construction. Phase 1 consists of 16 lots, with 22 more planned for Phase 2. "Post Falls has been booming for several years," said Josh Brunn, a Realtor with Windermere Real Estate. "Location is everything in this one. There's a lot of interest in it due to the proximity of the elementary and high schools. The neighborhood is walking distance from the schools."

"Greensferry Grove is tucked right in among several nice amenities that home buyers will appreciate," said Jeremy Voeller, general manager at Monogram Homes. "Shopping and the freeway are only a couple of minutes away. We're getting both families and downsizers asking about this neighborhood, and we have floor plans for both."

"Clients can customize a floor plan and pick their own specification package, based on their budget," Voeller said. "We've really designed Greensferry Grove around other very successful Monogram Homes neighborhoods in the area."

Front yards are landscaped, and come with concrete curbing. "It's one of those things that people don't realize they want until they don't have it," Brunn said.

There's no wasted space in houses built by Monogram Homes, Brunn said, as he pointed out the open feel of the rooms and the vaulted ceilings. They are built on either dropped floor crawl spaces - which eliminates the need for steps to enter the home - or slabs, depending on the model you choose. As the neighborhood continues to develop, a homeowners association will be established that will be responsible for the perimeter fence and common areas. The streets are maintained by the city.
