Neighborhood of the week: RidgePointe
When you approach the private gated entrance to RidgePointe and see the tower perched on dramatic rock outcroppings high above Lake Coeur d'Alene, you realize that you are embarking upon an experience unlike any other here in the Northwest. And when a flock of wild turkeys crosses your path, that feeling is confirmed.
It's hard to believe that this combination of serenity, security and opulence exists just one mile from downtown Coeur d'Alene, adjacent to the world famous Coeur d'Alene Resort Golf Course.
RidgePointe is the perfect location for people who want a luxurious home in a beautiful area with easy access to downtown and recreation, combined with a high level of security. Completed in 2008, the first unit sold in July 2010, with all units being sold by November 2011.
"The national economy at that time played a major role in the time it took to sell out, as it did in other real estate markets," Carr said. "Since then, prices have ticked upward, as demand has increased for this type of property and inventory is very low." They're starting to see resales now, Carr said. In fact, there have been eight resales in 2013, with several sellers realizing 20 percent or more in appreciation.
Once you pass through the gated entrance, the illuminated driveway winds through the beautifully landscaped 10+ acre setting and leads to the 24 hilltop residences that comprise RidgePointe. Guests will notice the portico entrance with heavy timber detail and cultured stone and, at night, the dramatic exterior architectural lighting.
Once inside, they are treated to a soaring five-story atrium lobby with a lounge that features a fireplace, pool table, and kitchenette. The exercise room provides views of the tranquil surroundings, including the turkeys that make their home on the grounds. Men's and women's locker rooms and saunas are available for residents and their guests.
There are five units on each floor, limiting the amount of noise and traffic the residents experience. Each home is equipped with high-end stainless appliances, fireplace, granite counters, wood-wrapped windows, spacious laundry room, and beautiful appointments throughout. Large outdoor decks provide comfortable seating to bask in the view of the surrounding forest and mountains.
A natural walking path leads to a gated access, affording residents the opportunity to easily visit the Sanders Beach neighborhood with its public beaches. A short walk or bike ride away, the Centennial Trail provides breathtaking views along the north end of Lake Coeur d'Alene.
"We're a stone's throw from the lake," Carr said.
The units that are currently available range in price from $515,000 to $749,000. There are three distinctive floor plans available, if you're considering becoming a member of the RidgePointe community. All have three bedrooms, and two even include a theatre room; all units come with a private two-car garage. Sizes range from 2,150 to 3,343 square feet. HOAs are competitive with others in the condominium marketplace.
"It's luxury at a more affordable price," Carr said.
