NOTICE OF PUBLIC HEARING COMPREHENSIVE PLAN AMENDMENT & ANNEXATION REQUEST PLEASE TAKE NOTICE THAT, the City Council of the City of Hayden will conduct a public hearing on February 26, 2013 at 5:30 pm at Hayden City Hall, 8930 N. Government Way, Hayden, Idaho, to consider an Annexation and Comprehensive Plan Amendment request from Jacquot Farm Enterprises/ Family Wealth, 4085 W. Hayden Avenue, Hayden, Idaho; and from the Hayden Area Regional Sewer Board (HARSB), N. 10789 Atlas Road, Hayden, Idaho; both of which are represented by Brad Marshall, JUB Engineers, 7825 Meadowlark Way, Hayden, Idaho. The applicant is seeking an amendment to the 2008 Comprehensive Plan Update Future Land Use Map, to extend the Light Industrial designation approximately 800' to 850' south from the current Light Industrial designation as measured from the furthest southern point of the Airport Industrial boundary as shown on the 2008 Comprehensive Plan Update Future Land Use Map. At a public hearing on January 28, 2013, the Planning Commission recommended the City Council approve the applicant's request. In addition, the applicants are requesting approval to annex approximately 180 acres at the northeast corner of the intersection of Huetter Road and Hayden Avenue. Applicants are requesting a zoning designation of Commercial along the frontage of Hayden Avenue at a depth of 230 feet from the east end of the property to a point approximately 800 feet from the intersection of Hayden Avenue and Huetter Road. At that point, the proposed Commercial expands to 800 feet in depth and runs west along Hayden Avenue to the intersection of Hayden Avenue and Huetter Road, totaling approximately 27 acres. On the northernmost portion of the properties, the applicants are proposing Light Industrial comprehensive plan amendments and zoning designations on approximately 51.9 acres. Additionally, a zoning designation of Residential is requested for approximately 101.2 acres of land lying south of the proposed Industrial and north of the proposed Commercial. On January 28, 2013 the Planning and Zoning Commission recommended the City Council approve of the annexation and zoning designation as requested by the applicant. Said requests are on file with the Community and Economic Development Department of the City of Hayden where it may be inspected during regular business hours.
