CITY OF RATHDRUM  SUMMARY OF ORDINANCE NO. 665    VIKING BOEKEL 2026 ANNEXATION    AN ORDINANCE OF THE CITY OF RATHDRUM, A MUNICIPAL CORPORATION OF THE STATE OF IDAHO, PROVIDING FOR ANNEXATION OF A PARCEL OF LAND TOTALING APPROXIMATELY 30 ACRES OF LAND, MORE PARTICULARLY DESCRIBED HEREIN; PROVIDING ZONING OF THE PROPERTY SO ANNEXED AS HEREIN DESCRIBED AS MIXED RESIDENTIAL (MR); PROVIDING FOR AMENDMENT TO THE OFFICIAL ZONING MAP; PROVIDING FOR CONDITIONS OF THE ANNEXATION; PROVIDING SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE HEREOF.    WHEREAS, Ordinance No. 665 was duly passed by Rathdrum City Council on the 9th day of September, 2026 and recorded with Kootenai County under recording number 3056867000 on the 11th day of September, 2026.     The legal description for the annexed property is:   Parcel 1:Lot 1, Block 1 of Las Maderas Short Plat recorded in Book J of Plats at pages 99-99A, Kootenai County Records; together with a portion of the SW ¼ of the SE ¼ Section 31, T.52N., R.4W., B.M., Kootenai County, Idaho, more particularly described as follows: Commencing at the south quarter corner of said Section 31, from which the East 1/16th corner common to Section 31 and Section 6 bears S89°14’24”E, 1320.40 feet; Thence from said point of commencement, along the west line of said SW ¼, N00°59’08”E, 25.00 feet to the north right-of-way line of Boekel Road, being the TRUE POINT OF BEGINNING; Thence continuing along said west line, N00°59’08”E, 392.56 feet to a point on the southerly line of a 100 feet wide gas line easement recorded in Book 181, at page 180, Kootenai County records; Thence along said southerly line N44°33’51”E, 605.32 feet; Thence continuing along said southerly line N46°45’15”E, 338.42 feet to a point on the west line of said Lot 1;Thence along said west line, N00°57’48”E, 240.96 feet to the northwest corner of said Lot 1;Thence along the north line of said Lot 1, S89°08’17”E, 319.90 feet to the northeast corner of said Lot 1;Thence along the east line of said Lot 1, S00°57’21”W, 1304.91 feet to a point of the north right-of-way line of Boekel Road; Thence along said right of way line, N89°14’24”W, 990.25 feet to the TRUE POINT OF BEGINNING.     Parcel 2: Lot 2, Block 1, Las Maderas, according to the plat recorded in Book J of Plats, Page 99, records of Kootenai County, Idaho.  Kootenai County Assessors Tax Parcel Numbers 04830001001A and 04830010020.  The zoning of said property shall be Mixed Residential (MR).   The conditions of this Annexation are more particularly described in the Annexation Agreement, recorded with Kootenai County under recording number 3056868000, and the adopted City Council Findings of Fact and Notices of Decision adopted July 8, 2026, and the Section 4 of the full Ordinance.   The forgoing is a summary of Ordinance No. 665.
