COEUR TERRE: Still much unknown

The Coeur Terre project requests, and is granted “changes.” Project is 450 acres. The change is to allow a significant portion of the project, approved for a maximum of 2,800 residential units, to have designated “senior” housing.

So goes the summary of the recent hearing. What isn’t noted: There are 600 more acres that remain in the “project area” owned by the same company on the other side of Huetter Road. There was an actual prospective plan for that property done and available on the owning entity’s website.

The state/county/city decision on how to improve north/south access through our area has not been agreed upon. The 13 concepts are now down to five but none of the information provided describes the impact of the 2,800 units plus hundreds of thousands of square feet of commercial space plus two schools in the 450-acre Coeur Terre CDA approval nor how the additional 600 acres, supposedly in the Post Falls “sphere of influence” (nothing done in Post Falls east side or CDA west side is in a vacuum, it affects all cities in the county.) is counted in the analysis of best choices. Nor is there any discussion of how east/west traffic is “fixed” below Poleline/Hanley.

What is happening on the 600 acres that remain “unplanned?”

How is IDOT accounting for that traffic? What are they being told by the developer?

Why do the residents know nothing? Of course, keep the 600 acres in the county and only a maximum of 120 homes at the aquifer, saving “one house per 5 acres” rule.
