Montrose in Post Falls continues its popular expansion

One of North Idaho’s most in-demand neighborhoods is steadily growing.

Montrose, located just north of Seltice Way between McGuire Road and Chase Road, is now in its 12th phase. About 13 lots remain, and the developer is just weeks away from announcing the next phase.

Viking Homes continues to build spec homes in Montrose before offering them for sale, a strategy deployed to give potential buyers more concrete pricing, according to Becky Randles, representative for Viking Homes in Montrose and a Realtor with Coldwell Banker Schneidmiller Realty.

“We steadily release homes as they build them… so (the market) is not too saturated,” Randles said.

Viking offers a wide range of home designs at different prices, and the newest layout, The Juniper, is featured in this year’s Parade of Homes, which concludes this weekend. The Juniper design is a 3-bedroom, 2-bathroom home with a loft and more than 2,100 square feet. Randles also touted its large kitchen island that can easily serve as a dining table.

Active listings for new construction homes in Montrose include Viking’s Shoreline design — a 3-bedroom, 2-bathroom home with 1,300 square feet priced at $395,000. The Whistler design includes 3 bedrooms, 2.5 bathrooms and 1,850 square feet priced at $480,000. Two Juniper properties are listed at $515,000, then a couple of top-end homes round out the current offerings — The Avalon (3-bed, 2-bath, 2,360 square feet at just over $531,000), and The Enclave (4-bed, 2.5-bath, almost 2,500 square feet and a three-car garage listed at $568,000).

Montrose remains popular because of its proximity to schools, amenities and the freeway, and the development continues to incorporate park areas and public spaces for residents and families to utilize.

After a busy spring and summer, Randles said some of the overall market price increases and feverish demand has leveled more recently.

“That’s pretty common for the end of the summer,” she said.

That’s good news for local buyers, and Randles said there has been more activity on that front vs. seeing a constant stream of out-of-state buyers.
