Lakeview price-cut-a-palooza

Better get the “fall season” price-cut-a-palooza series finished before the snow piles everywhere.

If you’re just joining us, price-cut-a-palooza highlights some of the price cuts on the local real estate scene. It’s a recurring trend, even in the hottest of markets. After the typical surge of summer listings, some of those unsold properties might slash in price to entice a buyer before the end of the year.

Some people look down on price drops. Don’t be one of those people! Homes can sit on the market a little longer for many reasons, and a price drop doesn’t mean there’s anything wrong with the property. The home might have been initially priced above its actual market value, and some agents purposefully like to start listings high and “refresh” the listing with incremental price drops until that sweet spot buyer comes along.

This week we’re dreaming of lakefront and lakeview homes. While most of us won’t be able to afford such a fancy property anytime soon (unless Lady Lottery or Mr. PowerBall finally calls), it doesn’t hurt to live out the occasional fantasy. And if you can afford it, but just barely, then check out these sweet price cuts.

One way to (possibly) afford a lake lifestyle is buying property and worrying about building the house later. In that case, consider an almost half-acre lot with stunning views of Lake Coeur d’Alene near Silver Beach and just off Coeur d’Alene Lake Drive. Snag it for $349,000, down $35K at the start of the month.

Love the Silver Beach area but don’t want to build? Then grab yourself a little less than $3 million and consider the five-bedroom home that features a private dock and obviously amazing views. It dropped $25K! With that savings you can get yourself a really nice Kia Sportage!

OK, we’re going to cheat and mention two more price drops east of Coeur d’Alene in this general area … they don’t have lake views but they’re close by and boast equally inspiring mountain views. One is a charming two-bedroom on a .4-acre lot priced at $389,000, down a whopping $46K from its October price. Or maybe you want a 36-acre ranch with a 5,000+-square-foot main house and multiple outbuildings. Price: $3.9 million … After a $350,000 drop.

Back to the lake views and the official winner of Price-cut-a-palooza 2021. Consider the lakeview home near Arrow Point on Lake Coeur d’Alene built in 2018 with six bedrooms, more than 6,000 square feet and sitting on 1.4 acres. It can be yours for just under $8.5 million, after a $495,000 price drop earlier this month. With that savings, you could get almost 20 new Kia Sportages. That’s a real fleet of Sportages!
