NOTICE OF PUBLIC HEARING Foxtail PUD Amendment & Zone Change (File No. PUD-0002-2021/RZNE-0003-2020) NOTICE IS HEREBY GIVEN that the Post Falls Planning and Zoning Commission will hold a public hearing at City Hall, 408 Spokane Street, on the 27th of April 2021 at 6:00 p.m., on a request to remove the north 12 acres from the PUD planning area and rezone the associated area as Community Commercial Mixed (CCM). The current Foxtail PUD being 283 acres has a cap of 864 dwelling units. The request is for an additional 467 dwelling units and decrease the PUD by 12 acres resulting in a Foxtail PUD of 271 acres, but still stay under the 5 dwelling units per acre as permitted under the current Single-Family Residential R-1-Zone. The current PUD standards requires that the underlying zoning match the uses permitted/requested, therefore the lands north of Hope Ave. (approximately 74.6 acres) would require a zone change from the current Single-Family Residential R-1 zoning within this PUD. The breakdown is 37.6 acres of Medium Density Multi-Family Residential (R-2) Zoning, 25 acres of High-Density Multi-Family Residential (R3), and 12 acres of Community Commercial Services: Single-Family Residential (R1): The R1 Zone is intended for one single-family home on one lot of minimum size or larger and to permit other accessory uses that are associated and compatible with residential use. Medium Density Multi-Family Residential (R2): The R2 Zone is intended for residential structures containing one or more dwelling units and for accessory uses that are associated and compatible with residential uses.
