NEIGHBORHOOD OF THE WEEK: Heavy demand powers development surge near Greensferry in Post Falls

New construction continues to be scooped up at an incredible pace in Post Falls.

“I’ve never seen the market like this in the 15 years I’ve been doing it,” said Jeremy Knoll, a real estate agent with Northwest Realty Group who has represented multiple new neighborhoods in Post Falls in recent years. “It’s interest from primarily (people from) Washington, Oregon and California. It’s crazy. Any listing you’ve got is selling.”

Homes in Knoll’s most recent development, Jacob’s Run from Hallmark Homes near Greensferry Road and Bogie Drive, is already sold out despite hitting the market in late spring. Prices started around $285,000, which also fueled the demand.

“That one set a record as far as selling out,” Knoll said. “We only had 19 lots in there, and almost all are going to be built out (by early next year). It sold so fast. And it was honestly just based on word of mouth.”

Another new development just off Greensferry is Green Meadows by Hayden Homes. The development, located at Greensferry Road at Britton Road, will eventually include more than 80 homes, though the first release of lots is already sold out, according to Darren Ducote, real estate agent for Coldwell Banker Schneidmiller Realty and sales representative for the development. The developer staggers the release of lots in order to pace construction.

Ducote said construction efforts in Idaho continue to power through in order to meet the high demand, though occasional supply and appliance shortages as a result of the pandemic and subsequent restrictions have been added challenges.

“COVID is putting a bit of a wrench in the system, but it has also driven enormous amounts of people to this area, especially from Western Washington,” Ducote said.

Hayden Homes offers several different floor plans in Green Meadows, ranging from a three-bedroom, single-story home with just over 1,400 square feet, all the way up to a five-bedroom home with almost, 3,200 square feet. Quite a few of the lots can accommodate three-car garages, and some offer accommodations for RV garages. Shops are allowed in some cases as well.

The average price of a home there is around $347,000, with a range of high $200,000s to the low $400,000s depending on the floor plan.

This particular stretch of Post Falls continues to be appealing for its easy and swift access to nearby schools, Post Falls amenities and short commute times in all directions — Rathdrum, Coeur d’Alene, Spokane, etc.
