Low prices, quality new construction in Post Falls' Crown Pointe

As with many Rathdrum Prairie homes, mountain views are part of the attraction.

POST FALLS — Crown Pointe continues to boom in Post Falls. Fresh phases, recently dedicated park space and some of the lowest prices in the area for new construction explain the area’s flurry of activity.

Daum Construction is spearheading two final phases of construction in the Post Falls development, with a wide variety of quality floor plans. Hayden Anderl with Coldwell Banker Schneidmiller Realty, who represents Crown Pointe for Daum Construction, said the neighborhood has sustained strong interest because of the quality-to-price ratio offered in the development.

“It’s great for folks who have been squeezed out of other areas, where their only other options are older homes needing major fixes,” Anderl said. “We get a lot of younger, first-time homebuyers as well as older folks who are downsizing, and we have a good amount of single level options.”

Entry level pricing is about $205,000 for a two-bedroom, two bathroom home with just under 1,000 square feet. Larger floor plans run up to just over 1,600 square feet for a four bedroom home base priced just under $250,000. Homes include a two-car garage, and while numerous upgrades and finishes are available, the standard features list is impressive.

“They all have a one-year warranty and come with gutters, Nest thermostats, and more. They end up being really nice houses,” Anderly said.

There are both front entry and alley entry homes available in Crown Pointe. Front entry purchases include front yard landscaping, while alley entry homes include front and backyard landscaping with purchase.

Build time is estimated at five months, but there are several spec homes currently at various stages of construction, including a newly completed St. Joe two-story floor plan with four bedrooms including a master suite, stainless steel appliances, front porch and no rear neighbors.

The neighborhood also boasts a new 4.5 acre park area that was gifted to the city of Post Falls. It includes basketball courts, a playground and picnic gazebo. The Homeowners Association is professionally managed with low fees — just $17.50 per month.

Located north of Prairie Avenue near Spokane Street in Post Falls, Crown Pointe serves as convenient middle ground for commuters to both Coeur d’Alene and Spokane. Schools are nearby, as are core shopping needs and golf opportunities. The views of the surrounding mountains are pretty great too, but that’s not necessarily atypical of our area.

A brand new model home is open in Crown Pointe. Located at 8666 N. Haddon St., the home is open noon to 4 p.m. seven days a week.
