Cut to the Chase in Post Falls

Post Falls continues to be a hot spot for new construction.

Drive north on Chase Road, past Seltice Elementary (and beyond that beautiful overhead view you get of Montrose and the other neighborhoods to the west), and you’ll find a new pocket of homes in swift development.

Columbia Estates from Monogram Homes offers quality new construction at starter-level prices. There are five lots currently available, with many others already pre-sold or in progress, according to Randy Cox, a Realtor with Coldwell Banker Schneidmiller Realty who represents the Monogram development.

Prices begin at $244,900 and go up to about $300,000. The lower price plans begin around 1,300 square feet. Cox said the most popular plans, which hover around the $275,000 mark, have just over 1,700 square feet. The largest floor plan for the development offers a little more than 2,100 square feet.

Several floor plans are available to view on the Columbia Estates page under neighborhoods on the Monogram Homes website, www.MonogramBuilt.com. Interested buyers can also check out Monogram’s online idea gallery and take 3D tours of a number of the builder’s available floor plans across their local community offerings. Front yard landscaping is typically included in purchase, and there are options for backyard work as well.

Cox said Homeowner’s Association fees are expected to be modest — around $100-120 a year per household. Work was underway this week on the neighborhood landscaping and trees that will flank Chase Road.

Typical build times after permit issuance is 120 days, Cox said, though many have completed in about 90 days.

Cox said activity for this level of the market remains very popular in North Idaho.

“We have people coming over from Washington, and we have a lot of people who are downsizing and looking for quality,” Cox said.

He added that the uncertainty of future interest rate hikes makes now a good time to consider purchasing.

Head a bit more north and you’ll find more new offerings from Monogram Homes in the form of Meadow Grove, a neighborhood boasting homes with rustic-style features and lots with shop options for those looking for extra storage space. Prices there start in the low $300,000s and up to about $400,000.

And a couple months ago, Neighborhood of the Week featured a few other pockets of new construction in the area — North Chase Place, Country Meadows and a mini-pocket of new homes off Grange Street on the east side of Chase Road. Plenty of activity, and plenty of new home options here, at least while they last.
