NOTICE OF PUBLIC HEARING On the 17th day of July 2018, at 5:00 p.m. at City of Hayden Lake City Hall, 9393 N. Strahorn Road, Hayden Lake, Idaho 83835, a hearing will be held by the City Council of the City of Hayden Lake for the purpose of considering several amendments to the City's Comprehensive Plan along with amendments to City Code Sections 9-3-5 and 9-4-2. The amendments to the Comprehensive Plan basically update such Plan. They include references to the currently required components of a Comprehensive Plan dictated by Idaho Code ยง 67-6508. Correspondingly, such amendments include updated information on population, housing, land use, the Area of City Impact, hazardous areas, public services, facilities and utilities, transportation, recreation and public airport facilities. The amendments also update the Goals and Policies for these components of the Comprehensive Plan along with private property rights. Most notably, such amendments state that "amendments to City Code should be considered to reduce the City's minimum lot size to be more consistent with existing parcels and provide limited opportunities to create additional parcels. A minimum lot size of approximately 1/3 to 1/2 acre should be considered." Finally, the amendments to the Comprehensive Plan update the land use map component of such Plan to reflect the current boundaries of the City and to update the suitable projected land uses for the City and its Area of City Impact. The amendments to City Code Section 9-3-5 reduce the minimum lot size required in the City from 1 acre to 14,520 square feet, while the amendments to City Code Section 9-4-2 simply redact the reference to "Lot Area" that appears in the current title of such Section ("Lot Area Requirements") and revise the title to state "Building Height and Setback Requirements". No later than 4:00 p.m. on the date of the hearing, any person may file with the City Clerk of the City of Hayden Lake, 9393 N. Strahorn Road, Hayden Lake, Idaho 83835, written testimony for inclusion in the record at the hearing. Such testimony must contain the interested party's name and address and the reasons for the testimony. Oral testimony will also be allowed at the public hearing so long as it complies with the requirements of the City of Hayden Lake City Code.
