Neighborhood of the Week: It's Hauser time

The Hauser Lake area qualifies (for now) as one of North Idaho’s most underrated locales. Yes, people live there, and most natives know of its existence, but there’s also an untouched quality to the area … like you could still be eaten by a bear if you ventured off too far into the woods. That’s a nice feeling for most Idahoans.

Conor Hammons, a Realtor with Century 21 Beutler and Associates, currently represents a lakeview home in Hauser and has sold a few homes in the area recently. He said the area is poised for growth.

“I think it’s kind of a hidden gem, because it’s so close to Post Falls and the areas that are growing, but it’s not overcrowding like you see on other lakes,” Hammons said.

The homes that circle the lake vary greatly in age and size. There are extravagant new homes as well as those in need of a little more care. The property Hammons represents is an older home but with some nice interior upgrades, but it also includes two vacant lot parcels, adding more value and potential to a buyer looking at waterfront property

Hammons said as Post Falls continues to grow north and west, more people are going to realize the proximity of a gorgeous North Idaho waterway. Already, Hauser Lake is maybe 10 minutes from currently populated Post Falls.

Growth in Hauser could be coming in another form. As reported earlier this month in The Press, a 143-acre annexation request for a subdivision of up to 85 homes in Hauser is expected to be addressed in public hearings soon. Spokane-based Taylor Family Investments, LLC is seeking annexation of the intersection of Hauser’s Kathleen Avenue and Cloverleaf Road. Nothing is finalized at the moment.

As for what’s available now, prices are everywhere — from around $160,000 for a 1,200-square-foot home built in 1924, then inching near the $300,000 mark for a similarly aged home with extra land, then pushing into the $400K and $500K range for waterfront and lakeview custom homes with lots of space for toys. Active listings for land to build on ranges from $98,000 for about 1.25 acre lot to an 11+ acre area for $225,000.

Hauser feeds into the Lakeland School District of Rathdrum, which is also just a brief drive from the area. No worries if you aren’t buying waterfront. The Hauser Lake Park, operated by Kootenai County, includes a swimming beach on the southern shore with boat launch, docks, playground and more amenities, though the area is a smidge flooded at the moment. The swimming area is flanked by the docks on all three sides, making it a popular spot for families. No lifeguards are on duty, so bring your vigilance and a life jacket.
