Neighborhood of the Week: Living in the Bluegrass

COEUR d’ALENE — Families in North Idaho are always looking for options in Coeur d’Alene Place, the sprawling collection of neighborhoods west of Ramsey Road on both the north and south sides of Hanley Avenue. One particular segment borders Bluegrass Park and offers a few unique options.

The area checks every box for many buyers in Coeur d’Alene:

- Well-kept, newish homes and yards

- Interconnected paved trails for family bike rides and dog walking

- Plentiful green space and public play areas for kids

- Variety of home sizes and price points

Bluegrass Park, an 11-acre park located at 6071 N. Courcelles Parkway, is the oval-shaped centerpiece, with a huge open grass area, off-street parking, playground equipment, disc golf, basketball and volleyball courts, restrooms and a splash pad (open during the summer months). A paved path circles the park, and it’s rare to see it empty even during a chilly stretch of spring.

Aside from the homes on Courcelles Parkway (turning into W. Dalton Avenue at the intersection of N. St. Michele Drive) opposite the park, there’s a gated community located on the northeast corner of Bluegrass. Parkside, off North Lafayette Lane, isn’t a restricted neighborhood, though it definitely appeals to an older demographic, according to Realtor Kevin Bennett of Bennett Realty Group, Keller Williams Realty-Coeur d’Alene.

Homeowners Association fees inside Parkside are $243 per quarter and include lawn service. The mini-neighborhood boasts a gazebo and quite a bit of its own green space.

A recently active listing in Parkside ran for just under $260,000 for a three-bedroom, two-bathroom home with a little more than 1,300 square feet. People tend to stay in there too, as the previous home listed in the neighborhood dates back a couple years.

At this early stage of spring, you have to venture a few streets over from Bluegrass Park to find active/recently active listings. A 2000-built, three-bedroom, two-bathroom home with just over 1,600 square feet a few blocks up was listed for $255,000. Another similar property (boasting a large backyard patio and hot tub) was listed at $264,900.

Want double the house? An active listing nearby is a 2006-built home on a cul-de-sac with 3,000 square feet, four bedrooms, three bathrooms and a three-car garage listed at $409,000.

Despite the kid-friendly amenities (and abundance of kids), the neighborhood is quiet, the trees lining the streets are pretty (and especially gorgeous in the fall), and the paved pathways connect to the broader network of Coeur d’Alene trails. Schools are close with all three levels — elementary, middle and high schools — within walking distance, and its central location means you’re only a few minutes from Coeur d’Alene’s main stretch along Highway 95, or access to Interstate 90 or downtown Coeur d’Alene via Ramsey.

Bluegrass Park is also home to the annual Bluegrass on the Bluegrass Festival. Actually, that’s not true at all, but there totally should be a bluegrass festival in the park. That’s low-hanging fruit right there.
