Woodbridge a tucked-away Post Falls gem

It technically isn’t a wood bridge, but it’s close enough.

A welcome change from the usual clean-cut neighborhood entrances, the Woodbridge community in west Post Falls features a paved entryway flanked by wooden structures that resemble an arch bridge. Tall trees, followed by the spacious greenspace of Woodbridge Park compliment the aesthetic.

There are houses in there too.

Sitting just off Seltice Way, and nestled north of two Post Falls exits (Pleasant View and the Beck Road/W. Point Parkway exit at the stateline Walmart), Woodbridge is a quiet and comfortable alternative to the more interconnected stretches of residential Post Falls.

“It’s kind of tucked away from town, but with easy access,” said Angie Dethloff, a Realtor with Century 21 Beutler & Associates. “It is in high demand.”

Dethloff has a property in closing in Woodbridge, and activity on the home was swift. Like many homes in the neighborhood, the property had a clear view of surrounding mountains — always an added appeal for buyers.

House sizes range from starter home (1,200-square-foot range) territory up into considerably larger properties. There’s a current listing with six bedrooms and more than 3,100 square feet offered at just under $300,000, but the general range for prices is $175,000 to $225,000.

Homes and lots are uniformly well-kept throughout Woodridge.

“The builders in there did an impeccable job,” Dethloff said.

The greenspace of Woodbridge Park is the major attraction. The 7-acre park contains playground equipment, picnic area, restrooms, half a mile of walking path bordering the park and open grass space large enough to accommodate two soccer fields. There’s another small park with some playground equipment on the south side of the neighborhood.

Activity and traffic in the subdivision is generally limited to residents, as Woodbridge doesn’t directly connect to other neighborhoods and businesses. Still, the proximity to two Interstate 90 exits makes Woodbridge an ideal location for commuters heading to either Coeur d’Alene or Spokane.

Woodbridge is also close to Cabela’s and the stateline Walmart, which is by far the least irritating Walmart in the entire Inland Northwest.

Homeowners Association fees are $175 a year, handling the management of public green space and other services. It’s an active-but-easygoing group, Dethloff said, with the recent addition of allowing shops on individual properties. More information on the HOA at www.WoodbridgeHOA.org
