Village at Hayden offers seclusion, security

HAYDEN - Tucked away near the end of a quiet street here is one of the urban area's quietest home projects.

The Village at Hayden, a community of 12 townhomes, sits on 2.5 acres near the east end of Orchard Avenue in Hayden, blocks away from Honeysuckle beach, two golf courses and Hayden Lake.

"They are maintenance-free, but you can still have a pet," said Scott Carr, the Coldwell Banker Schneidmiller Realty agent selling the seven units still available. "They are gated, so you can lock and go. They are perfect for snowbirds."

Five sold originally priced from the previous developer at $349,900, who later filed bankruptcy, and the unfinished project, built in 2008, went back to the bank.

The sellers, Holyoke LLC, purchased the project from the bank and made improvements to the project, then dropped the price to an aggressive range for this market.

Now they are on sale ranging from $199,900 to $239,900, with features including granite countertops, custom cabinets throughout, gas fireplace, extensive use of hardwood floors, tile floors and showers, cultured stone gas fireplaces, cathedral ceilings, craftsman elevations, two-car garages, fully enclosed vinyl fencing and two water features.

Extensive use of high end materials with floor plans around 1,800 square feet mean the project is one of the least expensive for its quality level, at $113 per square foot, Carr said.

All are three-bedroom, 2.5-bath units with gas heating, central air conditioning and appliances including a gas range.

"Nowhere else in town is their product like this, that offers these amenities, for this price," Carr said, adding that comparable products are going for more than $l40 per foot.

And, Carr said, the project is not distressed, so buyers do not need to worry about values declining.

A long list of maintenance operating services are offered for $95 per month, including lawn service and snow removal to the front door.

A paved entry lane leads to several parking areas available for visitors. So intent were the new owners on achieving a cohesive, low-maintenance look that they removed a year-old cedar fence and replaced it with vinyl. Each unit includes a fenced back yard, separate from the attached home.

Construction design includes separate adjoining walls, with a gap between, to help isolate sounds. There are also no adjoining living area walls, with bathrooms, kitchens and laundry areas on the shared walls.

The Village at Hayden offers seller financing available with 10 percent down and FHA financing at 3.5 percent down. Financing is being provided by Met Life.

The project is also participating in Coldwell Banker's Buyer Bonus event, which any buyer will receive a minimum of a $6,000 incentive to purchase, from the seller.

An open house will be held noon-4 p.m. Saturday, June 26.
