HAYDEN - Plans are moving forward on a 12-lot subdivision adjacent to the Hayden Lake Country Club Estates.

The subdivision will include a mix of custom made single-family homes and two-family townhomes.

The Hayden City Council last month approved the project, which will be constructed on 4.7 acres on the north side of Hayden Avenue, west of the country club, and east of Hillview Drive. The property currently is a vacant field.

The developers, Gordon Longwell and Keith Coltrap, own the nearly 5 acres under the name Hayden Lake Golf Villas LLC, of Hayden.

Longwell, of G.D. Longwell Architects PLLC, of Hayden Lake, said seven custom single-family homes will be built on country club frontage lots, and an eighth custom home will be built on a secondary lot.

On the other four lots, two-family townhomes will be built there.

The eight individual townhomes will have up to 3,400 square feet of space, including the basement. The ground floor of each would have about 1,800 square feet, with about 700 square feet of living space on the second floor.

The townhomes will have three bedrooms with three and a half bathrooms, with the potential of going to four bedrooms and four and a half bathrooms.

Longwell Architects designed the townhomes, and will design the custom single-family homes, he said.

Streets, sidewalks, water and sewer infrastructure should be completed by this summer, and the lots would be placed on the market at that time, Longwell said.

Design work on that infrastructure should be completed this month, Longwell said. The infrastructure work will be put out to bid at that time, he said.
