A new development in Post Falls by Hallmark Homes incorporates a tranquil water feature at Prairie Falls Golf Course.

Waterside at Prairie Falls includes 19 new lots, with about 10 of them backing directly onto the water that connects to the course. The development lines Side Saddle Lane, which runs parallel to Idaho Street north of Poleline. Two spec homes are finished, including a model home.

Homes include fully landscaped front and backyards, with a good amount of space in the back to enjoy the view, according to Jeremy Knoll, a Realtor with Northwest Realty Group who represents the development. Landscaping includes sprinklers and sod.

ďThe back faces west so you can catch the nice sunsets and watch the water,Ē Knoll said.

Several home design options are available through Hallmark. Knoll said about seven layouts are listed on the brochure but said other designs in the Hallmark lineup that fit the space can also be considered. The existing lineup includes four rancher-style homes and three two-story homes, the biggest one being a nearly 2,500-square-foot home with five bedrooms including a main floor master bedroom.

Prices start around $313,000 and go up to the $390,000 range, depending on the floor plan. The model home is a three-bedroom, two-bathroom home with 1,600 square feet and a three-car garage listed at just over $364,000. The other spec home available is listed around $350,000.

Knoll said Hallmark will continue to refresh the spec home options, but buyers can also select a lot and choose a design. Build times are averaging about six months, Knoll said.

Location-wise, Waterside at Prairie Falls provides easy access into the hub of Post Falls, as well as swift access to Coeur díAlene and Hayden via Prairie Avenue, located just a quick jaunt north on Idaho Street.

Knoll said Hallmark Homes currently has four active developments in Post Falls, with different price points and options available if Waterside at Prairie Falls doesnít fit your needs.
