You値l find new homes and old in Hayden west of Highway 95. The older homes tend to come with plenty of extra land, while a few pocket subdivisions offer a more typical neighborhood experience.

With ample tree coverage and plenty of open space, even the more populated segments of this stretch of Hayden offer that rural feel so many look for in the area.

Focusing on just one road provides a snapshot of the area. On Orchard Avenue, west of Highway 95, there are different living styles on display. There are older homes on large plots along Orchard, then some newer homes clustered onto cul-de-sacs that shoot off the road north and south. Finally, at the west end of Orchard, you値l find new development that connects with the new Williams Grove development.

As older home sales go, there isn稚 much to report. An almost 1,200-square-foot rancher on the Orchard offshoot Orange Blossom sold last year in the $200,000 range. Other than that, not much 登fficial activity.

The new stuff we can talk more about. A brand new, three-bedroom, three-bathroom home with almost 2,400 square feet is available at this west end of Orchard at Williams Grove for just under $440,000. It痴 one of four new homes that are finished or nearing completion from Northwest Custom Homes and represented by Luba Fendich of Professional Realty Services Idaho.

Northwest Custom Homes is a relatively new builder in the area, which is owned by Luba痴 husband, Eric Fendich. Fendich previously built custom homes in Alaska in an area where durable, high quality standard features were a necessity.

The Northwest Custom Homes properties in the area range in size from 1,800 to 2,400 square feet, with prices starting around $348,000 and moving up to the home on Orchard mentioned above.

More new construction in and around Williams Grove are in development from Northwestern Builders Corp., with the group also focusing on high quality standard features.

The Williams Grove neighborhood has a park area with green space and a playground. The neighborhood is also zoned for Atlas Elementary School.
