Neighborhood of the Week: Summer sales — Favorite price cuts around Lake Coeur d’Alene

In recent columns, Neighborhood of the Week has been highlighting the various price cuts on homes around North Idaho. The extra inventory plus interest rate changes plus a number of other factors have provided some opportunities for certain buyers on the market.

This week focuses on price changes around our sprawling, gorgeous Lake Coeur d’Alene. Because these properties tend to be more expensive options than others in town, price cuts in this space can’t necessarily be attributed to the same factors. It’s a more narrow market of buyers, and many of the properties themselves are unique, making the task of pricing them to sell a bit more difficult than a property in town that boasts a dozen or more comparable sale prices.

Anyway, we’re looking at a hefty segment of the local map (basically anywhere near/on the lake), so consider this a highlight reel of notable properties. More is out there, and it might be worth taking a drive or popping the boat in the water for a cruise around our incomparable waterway. (You can rent a boat for the day if you don’t have one, or tag along with a rich buddy. Please don’t go out and buy a boat you can’t afford. Don’t ask me; I don’t have a boat!)

Starting on the north and heading south, I’m showcasing a few spots with a little personality. To start, how about a three-bedroom, almost 2,400-square-foot older home with a spacious deck and some respectable peek-a-boo lake views? It’s near Beacon Point and the Centennial Trail and priced at $775,000, down $20K from late last month.

I also like all three recently price-slashed choices in the Mineral Ridge area, across from Higgens Point. That includes a two-bedroom, almost 1,000-square-foot cabin and plenty of lake frontage, down $95,000 to around $1.1 million. A three-bedroom, 1,450-square-foot home with an amazing deck, huge windows and an incredible lake view recently sliced $26,000 off the asking price to hit just under $870,000 asking. And don’t sleep on the three-parcel listing with a lakefront cabin (accessible by boat) with two bedrooms and 500 square feet priced just under $600,000 (down $76K earlier this week).

If I’m going big, I’m going to Rockford Bay, where there are a couple massive properties flashing major lake vibes with recent price cuts. My favorite view comes with a seven-bedroom (!), 4,800-plus-square-foot home with two different deck areas and massive windows for me to look outside without having to spend time outside. It dropped $26,000 late last month to just under $3 million. Also of note: a couple of lakeview lots in the area with some solid price cuts if you want to start a dream home from scratch.

I’m a sucker for Harrison too, and you’ve got a couple of intriguing price cuts right there in Small Town, U.S.A. as well. On the very-affordable end, a couple of lakeview lot options that could be prime for a beautiful new home. Both lots are around the $120-130K range, but there’s another, larger (almost 1.5-acre) lot with a marginal recent price cut to $347,000.

Two fun existing home options are ready for a buyer in town too: 1) A three-bedroom, 1,500-plus-square-foot home surrounded by trees (and still within easy walking distance of the lake) that recently dropped $5,000 to land at $445,000. 2) An amazing, four-bedroom, 2,300-square-foot home built in 1900 with more than three acres of property and unparalleled lake views priced at just under $650,000, after an enormous price cut late last month.

If you want to look at Harrison instead of live there, then you might also want to consider the great view of a home across the lake at a three-bedroom, 1,400-square-foot home with lake frontage, private dock, spacious deck and woodsy atmosphere priced at just under $925,000, down $25,000 at the start of the month.
